In case you're wondering what we mean by "full service," this is it. MWRealty provides all these services. Most discount brokers fall short—and so do many full-price brokers.

1. Work With a Licensed Broker, Not a Sales Agent.
Chances are that as a seller, you’ll never meet the actual licensed broker behind one of those big real estate firms. They’ll assign you an agent, who, however charming and/or experienced, is nevertheless two steps down on the real estate licensing ladder. As an MWRealty seller, however, you’ll work directly with our broker, Richard S. Sternberg. (Our agent specializes in serving buyers, but we will make exceptions and still charge the same if you want him to list your home.)

2. A Written Plan to Sell Your Home.
This is crucial. Big broker or small, discount or full-price, if a broker or agent doesn’t tell you exactly what they’re going to do to sell your home, your listing is likely to languish.

3. A Professional Market Evaluation.
You need to know what your home is really worth so you can price it correctly. Opinions on this will vary, of course, but be aware that some brokers will give you a higher value to get your listing—then use one of a few well-known tactics to readjust your expectations after he has your listing.

4. An MLS Listing.
Every time a new customer comes in, a broker or agent runs a computer search of the MLS listings to find all the homes that meet their criteria. If you’re not on MLS, you’re not for sale. What’s more, there’s an art to writing an MLS listing. In fact, it’s shocking how many leave out critical search data. You will see a sample of your listing and you will like it.

5. Classified Advertising.
For unrepresented home buyers, newspaper classified advertising is still the number one place to look for a new home. We advertise our open houses and will discuss an advertising plan for your home.

6. Property Signs.
MWRealty offers a distinctive property sign mounted on a stylish carriage post to help agents, prospective buyers, and other interested people find your home. The sign directs prospective buyers to your custom made web site.

7. Custom-Made Color Brochures.
Serious buyers can easily see five to eight homes per day in one weekend if they’re relocating. A custom brochure helps them remember your home when they sit down to review their notes. We custom-design these brochures to feature pictures of your house in a compact, easy to save trifold on glossy stock.

8. A Custom-Built Web Page.
Today, many home buyers like to check out what’s available in the comfort of their own homes…often before they ever consult a real estate broker. These buyers can find your offering on the MLS. We also prepare a custom web page to help remind visitors what they saw at your home, and we post that site in a manner which makes it easy for the buyer to remember and find.

9. Open Houses.
While open houses are often more valuable to brokers than to sellers, especially with luxury homes, many clients want them. We’re happy to comply if you think that will help you sell your home. We’ll also be happy to limit access to your home by showing it only by appointment or by restricting access to Realtors® using lockboxes. We’ll design this part of your marketing discreetly with you.
